The client approached Woohoo for specialist heritage advice as part of a Listed Building Consent and Planning Permission application. While a heritage statement had already been prepared, it focused primarily on historical analysis and did not provide a clear pathway to achieving the client’s objectives.
Jess undertook a comprehensive heritage appraisal, bringing together existing site information, structural assessments and an in-depth review of the wider farmstead. Using reports prepared by CARE Engineers, the study assessed both the character and condition of the listed farmhouse and its contribution to the surrounding heritage assets.

The appraisal expanded beyond the farmhouse itself, examining neighbouring listed barns, important views into and across the site, and the historic relationship between the various buildings within the complex. Strategies for the repair and enhancement of the listed barns were also developed to ensure the wider scheme delivered meaningful heritage benefits.
The assessment demonstrated that restoration of the heavily dilapidated farmhouse was not viable, while a replacement dwelling could better support the long-term preservation and enhancement of the wider historic site.
As a result, Listed Building Consent and Planning Permission were successfully granted for the demolition of the listed farmhouse and its replacement with a high-quality, sympathetically designed new home.
